Your contract to purchase will contain an important contingency often referred to as the “inspection contingency”. You will be permitted to inspect the property you want to buy within a short period after you enter into the contract (typically 5-7 working days). You are strongly urged to use the services of a professional home inspector, as they are specifically trained to evaluate the condition of properties, their mechanical systems and the appliances. They will evaluate the property with you present and will give you their professional opinion. That opinion will be invaluable to you in determining whether to go forward with your purchase. Based upon any defects raised by an inspector’s report, you have the option of canceling your contract and receiving a refund of all earnest money paid.
